About the Georgia Real Estate Exam

The Georgia Real Estate Commission (GREC) has contracted with PSI Services to give its licensing exams. PSI schedules the exam, runs the test centers, scores your answers and, unusually, issues your new license at the test center after you pass.

The salesperson exam has two parts:

• National portion: real estate principles and practices that apply in every state, such as property ownership, contracts, agency, financing and math.
• Georgia state portion: 52 scored questions on Georgia law and practice, split into state laws and rules (16), real estate practice in Georgia (21) and finance and closing (15).

According to the PSI Georgia candidate information bulletin (July 2026 edition), the exam may also include a small number of unscored experimental questions, generally about 10% of the number of questions. They are not identified and they count against your exam time, so answer every question as if it is scored.

Scoring and passing standard

The exam is taken on a computer, one question at a time, and you can go back and change answers while time remains. Your score is displayed on screen when you finish, and a score report is emailed to you. If you fail, the report includes a diagnostic breakdown of your strengths and weaknesses, which is exactly what you need to plan your next round of study.

The bulletin we reviewed does not print the national question count, time limits or the passing score, and third-party prep sites disagree on these numbers. Rather than repeat a figure we could not confirm, we suggest you check PSI’s Georgia page or call PSI before you book. During the exam, the minutes remaining are shown at the top of the screen, and the tutorial at the start (up to 15 minutes) does not count against your exam time.

Honorably discharged veterans who meet the service requirements may apply for veteran’s preference points after a failing score, under Commission Rule 520-1-.04(3). The details and deadline (60 days) are in the bulletin.

Fees and Scheduling

The Georgia real estate exam fee is $175 for the salesperson, broker and community association manager exams. It is paid to PSI, is not refundable or transferable, and is forfeited if you do not test within one year of the date PSI receives it. GREC’s own salesperson page lists the same $175 fee.

Before you can schedule, you need to qualify through one of three routes:

• The 75-hour Salesperson’s Prelicense Course at a school approved by the Georgia Real Estate Commission (the usual route).
• College or law school coursework: at least 10 quarter hours or 6 semester hours of qualifying real estate, real property, agency or contract law courses, with an official transcript uploaded to PSI.
• Another state’s course: proof of at least 75 hours of pre-license coursework approved by another state or a Canadian province.

You then schedule at PSI’s Georgia exam page or by phone. The bulletin lists test centers in the Atlanta area, Macon and Savannah. To cancel or reschedule without losing your fee, PSI must receive your notice at least two days before the exam date.

What to bring on exam day

Arrive 30 minutes early with one valid, unexpired government-issued ID that has your photo and signature, such as a driver’s license, state ID card or passport. The name must match the name you scheduled with. Without proper ID you cannot test and you lose your fee.

Leave your phone, smartwatch and handheld calculator behind. The bulletin lists those as prohibited items, and an online calculator is available during the exam. You may be given scratch paper and a pencil, which you return at check-out.

Retakes and How Long a Passing Score Lasts

If you do not pass, you cannot book a new exam on the same day. The bulletin gives this example: a candidate who fails on a Wednesday can call on Thursday and retest as soon as Friday, depending on space. You pay the $175 fee each time you test.

Passing starts its own clock. GREC’s FAQ explains that you should apply for your license within three months of your exam date; if you wait longer than three months but less than twelve, the fee to activate your license doubles. After twelve months, you must retake the exam, though not the pre-license course. The bulletin confirms the twelve-month limit for licensing at the test center.

When you are ready to license, you return to a PSI test center at least 24 hours after passing with your ID, your Certification of Accuracy statement, the $170 license fee, a Georgia Crime Information Center criminal history report no more than 60 days old, a signed and notarized lawful presence affidavit, and, for an active license, a Sponsoring Broker Statement.

What’s on the Georgia Real Estate Exam

The PSI bulletin publishes an outline for each portion. If a topic appears on the outline, it can appear on your exam.

National portion topics

The national outline lists eleven areas and the share of the salesperson exam for each:

• Property ownership: 10%
• Land use controls: 5%
• Valuation: 8%
• Financing: 10%
• Contracts: 19%
• Agency: 13%
• Property disclosures: 7%
• Property management: 3%
• Transfer of title: 6%
• Practice of real estate: 12%
• Real estate calculations: 7%

Contracts is the largest area by a wide margin, followed by agency and the practice of real estate, which covers fair housing, antitrust, advertising and handling other people’s money. Those three areas together make up 44% of the national portion.

Georgia state portion: 52 questions

The Georgia salesperson supplement has three sections:

• State laws and rules (16 questions): unfair practices, substantive regulations, qualifications and fees, fair housing laws, the Real Estate Education, Research and Recovery Fund, the investigation and hearing process, Commission organization and required licensure.
• Real estate practice in Georgia (21 questions): real estate practice, sales contracts, listings and agency, property management and community association management.
• Finance and closing (15 questions): finance and closing procedures.

Georgia practice is the biggest state section, so make sure you know how Georgia handles brokerage agreements, agency, and the duties of licensees to clients and customers. Your 75-hour course and the Georgia license law are the right sources for these rules.

How to Use This Georgia Real Estate Practice Exam

The goal of a Georgia real estate practice exam is to find gaps, not to collect high scores. This routine works well:

• Take a first run without notes. Your first Georgia real estate practice exam score shows where you are starting.
• Read every explanation. Include the questions you got right, and treat any lucky guess as a miss.
• Tag each miss with an outline topic. Use the eleven national areas and three state sections above. Patterns show up quickly.
• Study the weakest topic first. Go back to your course notes or textbook, not just more practice questions.
• Retest after a day or two. Spaced review helps the material stick far better than cramming the night before.

A Four-Week Georgia Real Estate Exam Study Plan

Here is a sample plan for someone who just finished the 75-hour course. Adjust it to your schedule and your first practice score. Our article on how long to study for the real estate exam can help you decide.

• Week 1: Baseline, contracts and agency. Take the Georgia real estate practice exam once, then study contracts and agency, the two biggest national areas.
• Week 2: Ownership, title and finance. Review property ownership, transfer of title, financing and valuation. Do a few math problems every day.
• Week 3: Georgia law and practice. Focus on the 52-question state portion: license law and rules, the recovery fund, Georgia brokerage practice, property management and closing.
• Week 4: Timed review. Take timed practice runs, review every miss and reread your notes on the weakest topics. Book your exam for the end of the week.

If your scores are strong earlier, you may be ready sooner. If they are not, move your exam date back rather than paying $175 for an attempt you are not ready for.

After You Pass the Georgia Real Estate Exam

Georgia is one of the few states where you can walk out of a PSI test center with your license in hand. Licenses are issued at PSI test centers on weekdays during set hours, starting 24 hours after you pass. You choose an active license, which needs a Sponsoring Broker Statement signed by your broker, or an inactive license, which does not.

A few rules follow you into your first years as a licensee:

• Post-license course. GREC requires new salespersons to complete a 25-hour Salespersons Postlicense course in their first year of licensure. Missing it causes the license to lapse, and the requirement applies even if your license is inactive.
• Continuing education. Active licensees must complete at least 36 hours of approved continuing education in each four-year renewal period.
• License term. The bulletin says the $170 license fee covers the period from licensure until the last day of your birth month in the fourth calendar year after the year the license is issued.

If you already hold a license in another state that you earned by examination, you may qualify for a Georgia license by reciprocity without taking the Georgia real estate exam. Florida residents are the exception: they must pass a supplemental exam made up of the Georgia state portion. GREC’s obtaining a license page has the current reciprocity rules.

Plan these steps before test day so you can move straight from passing the Georgia real estate exam to working with a broker. Having your criminal history report, affidavit and sponsoring broker form ready saves you an extra trip to the test center.

Common Georgia Real Estate Exam Traps

These habits cost candidates the most points on the Georgia real estate exam:

• Answering with general rules on state questions. When a question is about Georgia, answer with Georgia law and Commission rules, not what you think is typical.
• Rushing contract questions. Contracts is 19% of the national outline. Know the elements of a valid contract, void versus voidable, contingencies and remedies for breach.
• Mixing up agency duties. Know the difference between duties owed to a client and to a customer.
• Leaving math for last and running short on time. Math is only 7% of the national portion, but the problems take longer. Budget time for them.
• Forgetting the license clock. Passing is not the finish line. Apply within three months to avoid the doubled fee.
